Our Architectural Control Committee (ACC), which is made up of Cambridge homeowners, works to insure that Articles II and III of the community’s Declaration of Covenants are enforced in a uniform and fair manner.  Enforcing our Covenants protects our home values and insures that the appearance of our subdivision remains uniform and attractive.

A major part of the Covenants has to do with structural additions. The Covenants say:  “No construction on an existing residence may begin without prior approval from the ACC.”  That means if you want to make any change to the exterior appearance of your home (including covering or screening in an existing deck) you need prior approval from the ACC.

In addition, homeowners need prior ACC approval to add any structure on their property. Only sheds looking very similar (in color, shape, and design) to the original structure can be added.  No metal sheds are permitted.

A second, important part of the Covenants has to do with exterior house color.  The Covenants say:  “All exterior paint colors require ACC approval prior to painting except when the original house color is used to cover existing surfaces.”  Homeowners need to know that the ACC can require them to change unapproved colors (at their own expense) if they repaint their homes in a color different than the original color without prior approval from our ACC.

A final, critical part of the exterior color covenant is that “A home may not be repainted the same color as a home on either side or a home directly across the street from it.”
